Vista Mar Hilltop Homes
Perched on the higher ridges in Phase Two are 10 lots overlooking Playa Maderas,
a world-class surf break. Vista Mar is a hectare of land with extraordinary views
of Costa Rica, several beaches, the surrounding hills and the entire Pacific horizon.
The Vista Mar lots are designated for custom building. These lots offer easy beach
access, easy access to the beach hotel, but almost complete privacy. The lots are
covered with tropical forest, populated by monkeys, and enjoy a regular breeze.
Here you can see and hear the Pacific in a canopy that provides privacy and natural shade.
Whether you build now or later, these lots are either a home for today or an
investment in tomorrow. Vista Mar lots are the type that are disappearing from the market.
Off-Grid
Balcones is located in an area rich with both solar and wind energy. The southern
Pacific coast enjoys approximately 300 days of sunshine and a prevailing easterly
wind that comes from Lake Nicaragua. In certain parts of the year the wind shifts
and blows in from the Pacific. The prevailing off shore easterly gives this area the
magnificent surf break that attracts surfers from around the world.
Balcones is designed to offer off-grid living to take advantage of the rich solar
and wind energy in the area. Using a mixture of architectural design, solar panels,
and wind turbines Balcones’ developers have fashioned several alternative energy
packages, which will be included in the Green Roof Homes and available to residents who
choose custom building. The alternative energy packages range from completely off-grid
systems to systems that supplement grid energy. We have great confidence in these systems,
which have been developed by studying and using systems from around the world. One Eco-House
has been outfitted with an alternative system and is available as a model for prospective
purchasers. This system is performing beyond expectations.
The Future of Balcones
Village houses
Closer to the beach in Phase Two is an open bowl shaped valley (see item 6). This private area is surrounded by a buffer of tropical forest, and close to the road running to the beach and hotel. Simplemente Madera is currently designing a Village of smaller houses amongst a series of gardens, common areas, and swimming pools.
This cluster of homes will provide a small community within its own unique environment with easy access to the beach. This phase will also offer off-grid energy packages and benefit from Law 306, which provides tax-free revenue from rental properties that meet certain requirements. The Village Homes will provide income-producing getaways for owners who will have full access to all the Balcones amenities. The Village will be ready for pre-sale by March 2008.
Beach View Home Sites
On the hill closest to the beach the Master Plan proposes a limited number of prime home sites designated for custom homes. These sites boast beautiful full ocean views, great privacy in a wooded setting, and are only a few steps from the beach. These lots will be approximately one acre each and are reserved for one large private residence. (Item 3 Master Plan)
Nursery
Balcones is committed to reforestation and conservation. This commitment is a tradition of decades, not recent vintage. The land where Balcones and Morgan’s Rock is located was once used for agriculture and some of the primary forest was removed. The Poncon family has planted over one and a half million trees in the area over the last twenty years and Balcones de Majagual will continue this effort.
A plant and tree nursery is being established in Phase Two. Indigenous trees and plants will be cultivated and replanted throughout the project. Fruits, nuts, and vegetables will be regularly grown, using permaculture and other organic gardening methods. As the project grows the nursery operation will expand to other areas of Balcones. Residents interested in gardening will be able to participate and use designated common land to grow fruits and vegetables.
