PHASE II:

Balcones was expanded in late 2006 to include 56 acres, which attach Phase One to the beautiful Pacific beaches of Playones, Maderas, and Majagual.     Now homeowners living in the lush tropical forest of Balcones can walk on private paths within the project down to the beachfront on Playones Beach.   Phase two consists of two separate clusters of ocean view lots each with sensational views of the Nicaraguan Pacific and unmatched access to the sand and surf of Nicaragua.

Mariposa Ridge Ocean View Lots

Perched on the highest ridge in Phase Two are 10 lots with tremendous ocean views and great beach access. Mariposa Ridge is a hectare of land with extraordinary views of Costa Rica, several beaches, the surrounding hills and the entire Pacific horizon.

The Mariposa Ridge lots are designated for custom building. These lots offer easy beach access, easy access to the beach, but almost complete privacy. Here you can see and hear the Pacific in a canopy that provides privacy and natural shade.

Whether you build now or later, these lots are either a home for today or an investment in tomorrow. Mariposa Ridge lots are the type that are disappearing from the market.

Green Roof Lots

On a gradually sloping ridge with great sunset ocean views there is small cluster of 8 custom home lots each measuring at least a quarter of an acre.  These lots are lightly forested with great access and only a 10 minute walk to the beach. The lots are prime, offering an unusual blend of view, privacy, and easy beach access.

Nursery

Balcones is committed to reforestation and conservation. This commitment is a tradition of decades, not recent vintage. The land where Balcones and Morgan’s Rock is located was once used for agriculture and some of the primary forest was removed. The Poncon family has planted over one and a half million trees in the area over the last twenty years and Balcones de Majagual will continue this effort.

A plant and tree nursery is being established in Phase Two. Indigenous trees and plants will be cultivated and replanted throughout the project. Fruits, nuts, and vegetables will be regularly grown, using permaculture and other organic gardening methods. As the project grows the nursery operation will expand to other areas of Balcones. Residents interested in gardening will be able to participate and use designated common land to grow fruits and vegetables.
