Phase I

Phase One of Balcones de Majagual includes lots and fincas or small farms. Lots range from a third to one acre and have stunning ocean views with beach access. Larger lots or fincas are available ranging from one and a half to eight acres and provide great privacy and easy beach access.
Phase One purchasers may participate in custom design and construction offered by architect Matthew Falkiner, with the same skilled craftsmen who built Morgan’s Rock.
The first custom homes have attracted international attention and praise from visitors, as the distinctive architecture, quality craftsmanship and innovative design are unique to Nicaragua and would be prohibitively expensive in most other markets. Five custom homes are finished with another currently under construction with several more in the design phase.

In 2006 a new series of ocean view houses were designed for clients seeking a turnkey vacation rental and/or second home. The Eco-Houses are 2200 square foot, 2 bedroom, 2.5 bathroom houses that take advantage of the rapidly growing vacation rental market in Nicaragua. These houses include a shared pool, great ocean views, private forested setting, easy beach access, and solar and wind energy packages.

The houses offer progressive design and very detailed craftsmanship. They come with custom hardwood finishes, cabinets and shelving by Simplemente Madera, stone countertops, bamboo ceilings, inlaid wooden floor sections, wireless internet, hand crafted indoor/outdoor lighting and a large outdoor patio area.

Five Eco-houses have been built. There are future plans for a second phase of six more Eco-houses. Buyers have included residents of the United States, Mexico, Spain, and Nicaragua. Maintenance and cleaning services are provided by Balcones, and Aurora Beachfront Realty offers vacation rental service.  These Eco-houses offer an affordable way to own a slice of paradise in Nicaragua.
