| Green Roof Houses
Eight new large single-family houses will be constructed starting in early 2008 on a hillside in Phase Two overlooking the Pacific Ocean. The lots chosen for these homes are prime, offering an unusual blend of view, privacy, and easy beach access. These will be the most advanced Green houses in Nicaragua. We expect these homes to attract international attention for architectural innovation and energy efficiency.

| The Green Roof houses are large single family homes designed to be fully autonomous from local infrastructure. They boast 3600 square feet, 4 bedrooms, 4 bathrooms, huge outdoor living space, and off-grid sustainable energy. The 8 houses have their own splash pool and access to a shared lap pool and clubhouse. Each house has a spectacular view of the Pacific Ocean, and is few minutes walk from several beaches.

As their name implies, the Green Roof Houses feature planted green roofs, which are designed to improve the aesthetic impact, capture rainwater, provide a private garden area, and promote passive cooling. These houses can be completely off-grid, powered by effective solar and wind energy. They include energy efficient appliances, which dramatically lower energy consumption.

These uniquely designed homes come with custom hardwood built-in furniture, finishes, cabinets and shelving by Simplemente Madera. They also include stone countertops, bamboo ceilings, inlaid wooden floor sections, hand crafted faucets, wireless internet, hand crafted indoor/outdoor lighting, and a large outdoor living space.

Each Green Roof house includes a master bedroom, 2 guest bedrooms, and a study, which can serve as a 4th bedroom. Each bedroom and the study have a full bathroom and closet area with large hand crafted wood closets. |

The Green Roof houses feature large outdoor living spaces that include a splash pool, outdoor shower, covered pergola area, integrated to the kitchen and living room via sliding doors. Locked outdoor storage space is provided for surfboards or other beach toys.
The Kitchen and living room area are all one large open space that spills onto the patio all with an excellent view of the Pacific Ocean. The Kitchen has custom wood cabinets and a mixture between stone and wood countertops.

| The Green Roof Houses sit on a sloping ridge within the project with a peaceful view of the ocean and surrounding forest. The building sites range from one-third acre up to an acre of land. These are prime lots, which allow total access to all components of Balcones. Once you arrive at your Green Roof house, you can park the car until you leave, and walk to the beaches, the hotel, the nursery, the trails, or any other part of the project. |

Garden common areas and lit walkways connect the houses to the pool area. Each house has its own splash pool, but a larger shared pool will give owners a place to swim laps or mingle. From this large pool its only a short walk down a wooded trail to the beach, hotel, or surfing at Playa Maderas.
